What sealcoating does
Asphalt gradually loses oils and flexibility as it is exposed to sunlight, air, water and traffic. Sealcoating creates a protective wearing surface that slows oxidation, improves appearance and makes routine cleaning easier. It is preventive maintenance—not a structural repair for pavement that has already failed.
Our preparation and application
A lasting finish begins before sealer touches the pavement. The surface must be dry and cleared of dirt and loose material. Grass edges are trimmed back as needed, oil spots receive appropriate preparation, and cracks or repairs included in the scope are addressed before application. Sealer is then applied under suitable weather conditions and allowed adequate cure time.
When to consider sealcoating
Sealcoating is best for structurally sound asphalt that is beginning to fade or show normal surface wear. Deep potholes, soft areas, widespread alligator cracking or drainage problems should be evaluated for repair first. We will explain those limitations during the estimate rather than covering a condition that needs a different solution.
